Signs a toilet leak has damaged your floor

What causes a toilet to leak into the subfloor
A wax seal at the base can fail. The toilet flange can crack or corrode. A loose toilet can rock enough to break the seal. A supply line can leak at the shutoff. Water at the base often runs down into the subfloor instead of pooling where you can see it.

What the repair involves, step by step
One in-house team handles the plumbing and the repair work: flange, subfloor, floor joists, flooring, trim, paint, drywall, and the toilet. The price is agreed before work starts. If moisture damage is found, we remove and replace water-damaged materials.
1. Look first, price before work.
Booked as a plumbing visit, priced before we start, usually within a couple of days. The owner, a Colorado master plumber, checks the toilet, the flange, and the floor, explains what he sees and the options, and agrees on the price for that scope before anything comes up.
2. Stop the leak and pull the toilet.
Shut off the water and remove the toilet so the flange and the floor underneath can be seen.
3. Open the floor and remove water-damaged materials.
Take up the flooring and remove rotted subfloor and other water-damaged materials back to sound material. If we find something different once it is open, we stop and talk before going further. That is the No Change Order Guarantee.
4. Repair floor joists if needed.
If the water reached the framing, the same team repairs the damaged floor joists in-house so the new subfloor sits on solid structure.
5. Repair the flange.
Repair or replace the toilet flange so the new seal has something solid to seal to.
6. Replace the subfloor.
Install new subfloor, solid and flat, tied into sound framing.
7. New flooring, trim, and paint.
Put the finished floor back, reinstall or replace baseboard and trim, and paint to match.
8. Drywall if needed.
Repair walls or the ceiling below if the leak reached them.
9. Set the toilet.
Reset or install a new toilet with a new seal, and check for leaks.
