Fix the leak first, then the drywall

A drywall patch over a leak that is still active fails. The stain, the bubble, or the soft spot is where the water showed up. The source is the toilet, the supply line, the shower or tub, or the drip under the sink that put the water there. Repairing drywall before the leak is fixed and the area is dry means repairing it twice.
Good Life keeps the plumbing and the drywall in one company. The same company does the drywall, the texture, the prime, and the paint. You are not handed from a plumber to a separate drywall crew after the pipe is closed. The order is the whole point of the visit: stop the water, let the wet material dry or remove it, then close the wall or ceiling so the repair is done once.
If the area needs more than a small cleanup and drying, we say so and refer that part to a restoration partner. Small cleanup and drying can stay with the repair. Patch or replace? How we decide on water-damaged drywall
We look at the board in front of us. Firm, dry drywall with only a stain is a different repair from board that has gone soft. There is no inch rule and no square-foot cutoff on this page.
Stained but firm and dry
Seal with a stain-blocking primer, touch up the texture if needed, and paint. A water stain usually bleeds through ordinary paint without that primer.
Bubbled paint or a loose paper face over firm board
Scrape back to a sound surface, skim, prime, texture, and paint.
Soft, crumbling, swollen, or sagging
Cut out to sound drywall and framing, replace the section, then tape, mud, texture, prime, and paint.
Wet insulation or wet framing behind it
It has to dry, and damaged material gets removed and replaced before new drywall goes up. We remove and replace water-damaged materials.

Ceiling repair after a leak
Ceilings under bathrooms are the most common spot. The stain is where the water showed up, not always where it started. A toilet, a shower, or a supply line in the room above can travel along the subfloor and show up on the ceiling a few feet away from the fixture.
If the ceiling is sagging or dripping, stay out from under it, put a bucket down, leave any light fixture in that area off, and call. Do not poke it.
We do not paint a ceiling stain and call it finished. If the board is firm and dry, it gets a stain-blocking primer before paint. If it is soft or sagging, that section is replaced before any texture goes on. Either path waits until the leak is fixed and the area is dry. What the stain usually means is in what a yellow or brown stain on the ceiling under a bathroom means.
The repair covers the path the water took. We open the damaged area, check what is above (the subfloor, the joists, and the pipes), repair the leak and anything damaged above, then replace the drywall, match the ceiling texture, prime, and paint. Sometimes the upper cabinets or the crown moulding come down so we can reach the damage, and they go back up after the ceiling is finished.
If the leak came from a toilet and the bathroom floor above is damaged, that is toilet leak floor damage repair. If the floor above feels soft, the softness is usually the subfloor, not the finished floor, and the ceiling stain below is often the same water.

After the board is patched or replaced, the repair has to sit in the same room as the wall or ceiling around it. We match most wall and ceiling textures, including plaster and popcorn, then prime and paint so the repair blends in with the rest of the room.

A real example: toilet leak into a Fort Collins kitchen ceiling
A Fort Collins homeowner had water damage spreading across the kitchen ceiling and the wall above the upper cabinets. The bathroom sits directly above. We took down the two upper cabinets and cut out the damaged drywall to see how far the water had traveled. Upstairs, we pulled the old linoleum and the damaged subfloor around the toilet and found a broken toilet flange letting water through to the kitchen below.
In the bathroom, we cut in a new drain elbow, set a new flange at the right height for the finished floor, and installed new subfloor, about 20 square feet of new flooring, and a transition strip to the carpet. Then we reinstalled the toilet and baseboards. In the kitchen, we replaced the damaged drywall, matched the texture, primed and painted, and rehung the cabinets and crown moulding.
