Who this is for: agents, sellers, and landlords

By Luke Buelow, licensed Colorado master plumber, Good Life Home Co.

An empty house can lose heat without anyone noticing, and water left in the pipes can freeze and split them. Vacant home winterization is for the people responsible for a house that will sit empty this winter:

Heading out of an occupied home for a few days? Our frozen pipes guide covers freeze prep for a lived-in house.

How to winterize plumbing in a vacant house

Winterizing removes water from the plumbing so there is less left to freeze. We shut the water off and drain the plumbing, and we walk through the exact scope for your house on the quote call before any work starts.

Leaving the heat on in an empty house is the owner's call. If the house stays heated, the frozen pipes guide recommends keeping it at 55°F or higher. Winterizing is about the plumbing; we don't promise that a house won't freeze.

Spring start-up (de-winterizing)

The spring start-up is a separate visit when the house is ready to be shown, sold, or rented. We turn the water back on, refill the fixtures and the water heater, and check the fixtures and connections we can see for leaks. If we find something, we tell you, price it, and fix it with your OK.

Lockbox access

You don't need to be there. Once the quote is approved, we can work from lockbox access and coordinate with the listing agent or property manager.

How quotes work: a short Google Meet with the decision maker

The person who can approve the work (the owner, or the agent or property manager authorized to approve it) joins a short Google Meet. We walk through the scope and the price there. It saves a trip for out-of-town owners and busy agents. No quote is final until that person approves it.

If the main shutoff is stuck, we can replace it

Winterizing starts with shutting the water off. If the main shutoff won't turn, won't fully close, or leaks at the stem, see main water shutoff valve repair and replacement. We price it before we start.

Also getting the house ready to sell or rent?

Our handyman team handles repairs around the house, and other plumbing repairs are done by the same company. Priced before we start.
